The Historic Le Dome Restaurant was purchased by Ron Tutor of "Tutor Perini Corporation". Working alongside Dodd Mitchell Design, the new design brought the restaurant into Modern Design style. As the Architects, we achieved planning approvals without needing any hearings. This design included a new parking lot, interior, and patio.
Retail Food Service
This 3,000 S.F., tenant improvement building modernization project involved the utilization of an existing 2-Story commercial kitchen for a catering service. We designed this project so it could be used securely by two separate companies. The scope of work entailed meeting the minimum LEED Silver Certificate requirements including using sustainable products and upgrading equipment to more energy efficient types. From skylights to bike racks, JHAI created, in building form, a reflection of the client's green philosophy and commitment. Every single aspect of the project was approached from this perspective, but at the same time the functionality of the end product was never lost in the quest for green. Everything was not only green but, it had a purpose in the overall scheme of things. One of the challenges this project posed early on was that the site conditions and parking did not meet current code requirement. We worked closely with the client and government agencies to resolve the issue. We were able to negotiate for a city council action to facilitate the catering service in operating without the usually required parking.
Our McDonalds project, located in Los Angeles, is a 3,620 s.f. restaurant and 1,580 s.f. play station in the Chesterfield Square shopping center. The design is basically one of McDonald's building prototypes. However, the prototype did not have any design elements which would tie it visually to the shopping center which was a requirement of the center. We modified the design to create a more compatible design while keeping the McDonald's branding.

This 7,000 S.F. major remodel to an existing stand alone restaurant had a budget of $2,500,000.00. The restaurant is located in an existing large outdoor shopping center (The Spectrum Center in Irvine, CA) with high visibility and high pedestrian traffic. The project was designed to meet both the Owner's needs and the Center's design requirements. The entire interior dinning area and kitchen were redesigned. All areas were made accessible. The design included interior ramps because the various dinning areas were at different floor elevations. The building exterior was remodeled changing the entire appearance of the building,

This project was a Restaurant Addition-Dining Courtyard. As architects we worked with the government agencies to permit added dinning area to an existing restaurant without providing parking for the addition. After working with the owner, we also helped him with his home remodel. Rogers Residence
